Why it's Tier 2 and not Tier 1: At fewer than 10 properties, you can handle inspections manually. Breezeway's value increases with portfolio size — it's genuinely essential at 20+ properties but optional at 5.
Tier 3: Situational
Guesty or Hostaway — Full PMS (from $150–500+/mo)
If you manage properties for other owners and need trust accounting, owner statements, and investor-grade reporting, you'll need a full PMS. Guesty for 20+ properties with investor owners. Why it's Tier 3: Most operators don't need a full PMS. Hospitable handles channel management and guest automation. PriceLabs handles pricing. Turno handles cleaning. A full PMS adds value primarily through owner reporting and consolidated operations management — features that only matter when you're managing properties for other people or operating at 20+ properties where the operational complexity justifies the cost.

What We Dropped and Why
Beyond Pricing → Replaced by PriceLabs
We started on Beyond Pricing before switching to PriceLabs. Beyond charges a percentage of revenue (1%), which becomes expensive at scale. PriceLabs' flat per-property pricing is more cost-effective above 5 properties, and the customization options and market data are deeper. Revenue results were comparable, but PriceLabs cost us 40% less at scale.
Lodgify → Replaced by Hospitable
We tested Lodgify for its direct booking website builder. The site builder is good, but the channel management and guest automation fall short of Hospitable. We moved to Hospitable for the superior messaging automation and built a simple direct booking page separately.
Properly → Replaced by Breezeway
Properly was our first inspection tool. Breezeway's integration with our PMS and its maintenance tracking capabilities made it the stronger choice for ongoing operations management. Properly is still viable for operators wanting a simpler, cheaper inspection tool.
